Contractual maintenance obligations are regularly neglected by hotel operators. The property owner needs a robust, independently produced record of the asset's actual condition — set against the obligations agreed at the outset of the lease. The goal is to prevent disputes at the end of the lease term and to protect the long-term value of the investment. We assess compliance across the three standard obligation categories:
